Welcome to the USS Preserve

When USS Real Estate sought to develop a new corporate headquarters, they had more than office space in mind. They wanted a place that captures the spirit of a company with 150 years of history. The goal was to highlight a longtime commitment to conservation, stewardship and community. There was no better spot than The Preserve and to have partnered with Stewart Perry as the general contractor.

The Preserve, a USS Real Estate development, is a 300-acre master-planned community that adjoins the 250-acres of Moss Rock Preserve, a hiking, bird watching and rock climbing sanctuary. The new building is the next phase of the Town Center development, a live/work environment. In keeping with the Preserve’s stringent architectural standards, the New Orleans style façade will feature cast iron rails set in an oak leaf pattern. Building art includes signage from the old Pratt City Railroad, handcrafted by ironworkers circa 1920’s.

US Steel plans to bring its Real Estate, Legal and Governmental Affairs teams to the new facility, which will be known as the TCI building and will front on the Village Green of The Preserve. First floor space will include retail and restaurant offerings. Positioning in the heart of the town allows the developer to truly be a part of the community they so carefully built.

Welcome Home

Last week, the real estate division of US Steel moved into its new offices at the Preserve. With many hands involved, we believe the mark was met and will serve our customer well for many years to come.

This week, we’ve moved ahead with concrete sidewalks, landscaping and wrought iron work. Entry doors, exterior lighting and fans are in place on the Veranda.

As the project nears completion, we continue to place brick pavers at the parking lot and the covered patio. The front porch is being waterproofed. Interior floor coverings have been laid and trim, paint and ceilings are ongoing. We are making reparations for tree planting in the parking lot.

Preserving a Rich Tradition

 

 

 

 

 

 

Around the site, things are looking more and more complete. Brick pavers continue to be laid in the parking lot. We are installing mahogany and glass doors and finishing work on porches and exterior caulking. Ceramic tile are being installed in the lobbies and the stairs, along with ceiling tile and interior finishes.

We’re continuing with all the finishing touches that make this building beautiful. Porches are getting details and parking lot brick pavers are being laid. Inside, there’s lots of fixturing going on. Cabinets and molding are in place.

Steeped in History

As we approach this job’s finish, more history is making its way onsite. The Tennessee Coal and Iron medallion was a mounted a few weeks back, and is now accompanied by a Pratt Shops sign circa 1920s and US Steel’s embossed metal doors. Porch construction and final details are progressing on schedule.

Porches are getting ceilings, roofs and planters. Brick pavers have been added to the parking lot patio. Steel stair rails and the fire alarm are in place.
